Cheapest areas to rent in north, south, east, central and west London

We get this question quite often, so Foxtons Business Analytics used the biggest database on the London property market to find the cheapest boroughs to rent in London. To give you options nearer your search area, we'll show you the two cheapest boroughs in the north, south, east, west and central regions of London.
Cheapest north London boroughs to rent
Enfield
Average rent: £383 per week
A few key areas:Edmonton, Enfield Town and Southgate

Things to do: In this family-friendly borough, there's a host of village-like towns. Enjoy lovely Enfield town market, beautiful historic grounds at Forty Hall, multiple golf clubs, plenty of parks and shopping in the town centre.
Transport: Great connections to north and west London through overground and Piccadilly underground stations.

Haringey
Average rent: £425 per week
A few key areas:Wood Green, Crouch End and Tottenham

Things to do: Still close to its rural routes, Haringey has plenty of parks and green space, like Tottenham Marshes and Highgate Woods. Finsbury Park and Alexander Palace both host plenty of events, Crouch End is fantastic for fine dining and shopping. For sport, you can watch matches at the Tottenham Hotspur Stadium.
Transport: There are many routes from the Haringey borough into Central, with underground services through the Victoria line, Piccadilly line and Northern line as well as stops on the Overground. A great area for travellers, as Tottenham Hale has the Stanstead Express.

Cheapest east London boroughs to rent
Barking and Dagenham
Average rent: £356 per week

Things to do: A young, diverse and exciting community with massive regeneration programmes in place is welcoming new business and growing all the time.
Transport: the Hammersmith and City line and District line both reach this borough. The Elizabeth Line's stop in Chadwell Heath will provide more access both to this borough and the borough of Redbridge.

Greenwich
Average rent: £398 per week
A few key areas:Greenwich, Woolwich, Charlton and Blackheath.

Things to do: Greenwich has so much culture and history to explore. For a start, you can learn more about British maritime history, see world-famous artists perform at the O2 arena, study the stars in the Royal Observatory admire London's skyline from Greenwich Park or go for a wander through Greenwich Market. Transport: Greenwich is very well connected through Thameslink, DLR, Jubilee and Southeastern railway, plus the new Elizabeth Line. There's even commuter boat services along the Thames. You can get from North Greenwich station to Waterloo in about 12 minutes, from Woolwich to London Bridge in less than 25.

Cheapest central London boroughs to rent
Central London boroughs are still bound to be more expensive than anywhere further out, so if you're not finding the price range you're looking for, you might have to think outside the box. (More tips in this article.)
Lambeth
Average rent: £458 per week

Things to do: The borough of Lambeth, stretching from Waterloo to Streatham, is packed with unique areas full of character and things to do. There are venues like Southbank Centre, tons of green spaces like beautiful Clapham Common, landmarks like the London Eye, markets like Brixton Market and so much more to explore.
Transport: As the borough of Lambeth includes a central terminus - Waterloo Station, it is extremely well connected. Here, you have access to Bakerloo, Jubilee, Northern and Waterloo and City lines, plus Southwestern railways. You've also got access to the Victoria line via Brixton.

Southwark
Average rent: £471 per week

Transport: With Southwark, Borough, Elephant and Castle and the central terminus of London Bridge all in this borough, transportation is no problem. In fact, commuters outside of central London often look for easy connections to London Bridge through the Jubilee or Northern line, or through the Southern, Thameslink or Southeastern railway line.

Cheapest south London boroughs to rent
Sutton
Average rent: £373 per week

Things to do: as one of the outermost boroughs in south west London, Sutton has a lot of nature-based attractions, like Carshalton's lavender fields, and a strong village-feel throughout, which leads to places like The Sound Lounge in Sutton High Street. The schools are exceptional, too, so it's a very family-friendly borough.
Transport: There are Southern and Thameslink train services to London Victoria (around 35-45 minutes), London Bridge (around 45-50 minutes) and St Pancras (around 50 minutes to an hour).

Bromley
Average rent: £427 per week

Things to do: Sharing Kent Downs with neighbouring Kent, Bromley is the largest London borough by area. The homes are big, shopping is plentiful, the schools are great and the parks are huge, so families love living in Bromley.
Transport: As we say in 7 areas with easy commutes into central London, "Bromley South is the station you want to be near if you're looking for a quick commute. The Sotheastern Railway train will take you direct to London Victoria in 18 minutes. If you're closer to Bromley North, Southeastern will get you to Grove Park in 5 minutes than on to London Bridge in 19."

Cheapest west London boroughs to rent
Hillingdon
Average rent: £343 per week
A few key areas:Ruislip, Uxbridge and Hayes

Things to do: Hillingdon is a spacious borough that's great for active residents. There's a focus on outdoor activities - cricket and football pitches, tennis courts and golf courses, walks around Ruislip Lido and boats for the Grand Union Canal. Good schools and access to the Tube make this a useful area for commuters and families.
Transport: This borough is on the western-most edge of the tube map - Uxbridge is the last stop on the Metropolitan and Piccadilly Lines. The new Elizabeth line provides a new connection into London for Hayes and West Drayton. Hillingdon is also home to Heathrow Airport, so residents can have those enviable weekend adventures.

Harrow
Average rent: £370 per week

Things to do: As we said in our article at the beginning of the year on the 10 cheapest areas of London to rent, "the gorgeous architecture and impressive reputation makes this borough the suburban living ideal." Harrow has great schools, beautiful houses and plenty of shopping.
Transport: This borough has a number of zone 5 stations, with access to Piccadilly and Metropolitan tube lines and Chiltern railway. Harrow and Wealdstone Station has access to the Overground, Southern and West Midlands trains, and is the northern end of the Bakerloo line.
