City of London Corporation supports dual plans for new City office block

The City of London Corporation's Planning and Transportation Committee has resolved to grant planning permission on two schemes for a site on Fetter Lane, near Chancery Lane.

The approved plans, by BREO Hundred Ltd and designed by Fletcher Priest Architects, are targeting a BREEAM 'Outstanding' rating and will provide at least 13,178 sqm (Option A) or 12,731 sqm (Option B) of flexible office space, a new pedestrian route and sunken garden, and new vibrant retail frontages.

Option A would see the current White Swan Public House relocated and reimagined in an enhanced manner, whereas Option B would see the existing pub retained with an additional commercial space provided.

Both development options offer increased urban greening with a number of roof terraces provided for office occupiers and there are significant public realm benefits including a new pedestrian route between Mac's Place and Breams Buildings.

Active travel is promoted by the schemes, in line with the City Corporation'sTransport Strategy, with 204 long stay and 28 short stay cycle parks provided - which is compliant with the London Plan cycle parking requirements for a development of this size.

Chair of the Planning and Transportation Committee at the City of London Corporation, Alastair Moss, said:

'The dual schemes for the Fetter Lane site represent strong ongoing developer confidence in the future of the City as a leading location in which to both do business and to spend time with friends, family and colleagues.

'With improvements to the public realm, the retention of the hospitality provision and a commitment to high-quality office space, the development is in line with our vision for the City's recovery from the pandemic.

'The focus on active travel, new pedestrian routes and urban greening elements will provide benefits for both office occupiers and the wider local community by improving visual amenity, well-being and diversity.'

As both schemes were approved by the City Corporation's Planning and Transportation Committee, the applicants now have optionality on which will ultimately be constructed.
