HELICAL PUSHES FORWARD WITH FIRST MANAGED LETTING AT 55 BARTHOLOMEW CLOSE, EC1

Helical is pleased to announce that it has completed its first fully managed letting at 55 Bartholomew Close, EC1, the third and final office building to be completed at its Barts Square estate.

Push Gaming has taken the 4th floor, comprising 1,404 sq ft, complete with its own terrace, agreeing a three year lease with annual tenant breaks, at a headline rent of £77.50 psf. Working with its construction partners, Warnes Projects, and managing agents, Ashdown Phillips, Helical has let the floor to Push on a fully fitted and all-inclusive basis, with cleaning, maintenance and all other essential office requirements included within one simple monthly rental payment.

Originally three Victorian townhouses, 55 Bartholomew Close has been comprehensively refurbished by Helical and leading designers Morey Smith to deliver contemporary, elegant office suites that complement the heritage of the building. The completed building provides 10,976 sq ft of high quality, characterful office space over lower ground to fifth floor. The fifth floor is let to ShadowFall Capital & Research LLP, the ground floor is occupied by Clevertouch and floors one to three remain available to let.

Barts Square is a three-acre, mixed use development located between St Paul's and Smithfield. Comprising 236 high quality apartments, circa 250,000 sq ft of modern office space over three buildings and 10 retail and restaurant units, Barts Square is the creation of a genuine new urban quarter in this charming location. It is also a short walk from the new Farringdon East Elizabeth Line station, due to open next year.

Francesca Palmano, Property Executive at Helical, commented: 'Occupiers are looking for best in class, flexible space as they return to the office and this letting is evidence that we can meet these demands. This new managed offering is appealing to occupiers that have outgrown the traditional serviced office structure but are drawn to the ease of a high quality fitted and managed solution, whilst being able to retain their own company identity.'

Donna Kelly of Push Gaming, added: 'The space at 55 Bartholomew Close is perfect for our team as we grow and move forward. Having all our office costs managed and included in one monthly payment makes it much simpler for us and means we can focus totally on our core business.'

Helical was advised by Ingleby Trice and Gryphon Property Partners. Push Gaming were represented by Kontor.
