Berkeley's largest ever office space launched 250 City Road

Berkeley Homes North East London has launched iBasin, a fantastic new contemporary office space at its mixed-used development 250 City Road by architects Foster + Partners.

The first phase at iBasin - which has an impressive platinum WiredScore rating - comprises 41,500 sq ft of modern, industrially-designed office space, located moments from the heart of London's Tech City. Set across three storeys, the space features exposed ceilings and extensive glazing, creating a modern and airy environment.

The versatile space includes large communal areas ideal for collaborative working while numerous balconies and winter gardens provide breakout areas that overlook either Regent's Canal or the development's beautiful landscaped gardens; all-round WiFi serves the entire space inside and out.

The stylish lobby on the ground floor adjoins additional retail space, which provides the opportunity to establish a separately-managed café.

Artwork installations by award-winning creative studio Acrylicize add interest; an intricate wire feature wall depicts a historic Old Street and a striking illuminated cotton reel spirals up through each floor; a reference to the 'thread of time' harking back to the site's history as a basin, built to service the City of London as part of the Regent's Canal.

For added practicality and convenience, bicycle storage and car parking - the latter complete with electric recharge stations - are also available.

The second and final phase, scheduled for completion in Q4 2022, will expand iBasin further to an impressive 71,000 sq ft making it Berkeley's largest ever office space.

Ideally situated, 250 City Road is a short walk from some of London's most renowned employment hubs including Silicon Roundabout - the home of the capital's rapidly-growing technology and digital industry - and the Square Mile, the UK's financial centre.

The neighbourhoods of Islington and Shoreditch are also nearby, and commuters are a short walk from both Old Street and Angel tube stations; with services reaching King's Cross St Pancras in four minutes and London Bridge in five minutes.

The development will also deliver 933 beautifully designed mixed tenure homes and almost two acres of green space and public realm. The UK's first nhow hotel will also form part of the development, along with 30,000 sq ft of retail and leisure space.
