Heijmans to develop and build 250 apartments in Utrecht

Heijmans is to develop and build some 250 apartments in the Leidsche Rijn area of Utrecht, in cooperation with residential developer Wonam and housing corporation Mitros. Construction of the BLOEI 030 project is set to start in the first quarter of 2023. For Heijmans, the project represents revenue of around EUR 45 million.

Rent-controlled and mid-rental segment apartments

The contract from the Utrecht municipality relates to around 250 apartments in Leidsche Rijn (Centrum Oost, plots G11 and G12). This includes 145 apartments in the rent-controlled segment (Mitros) and 106 apartments in the mid-rental segment (Wonam). The plan is exceptional in that 40 of the rent-controlled apartments are intended for 'sheltered living' tenants, and a care organisation will be able to provide 24/7 assistance. The project will also include so-called outflow apartments for this target group. These will be developed specifically for people aged 18 and over who make temporary use of social services or sheltered living facilities due to personal circumstances and are once again ready to take a step towards independent living.

Intended delivery: Q1 2025

For the BLOEI 030 project, Heijmans is working with Geurst & Schulze architects, Monadnock and Bureau van Eig. We are also working with Flux Landscape architecture, which will provide a green living environment. Construction is set to start in Q1 2023 and delivery is scheduled for Q1 2025.

Alderman Klaas Verschuure: 'This is an important construction project for Leidsche Rijn Centrum. We see this area as one of the five important nodes and city centers of Utrecht. BLOEI 030 is a plan with high ambitions in the field of sustainability and architecture. But above all, we are adding more social and medium-priced rental homes to the offer. In these times that is a welcome addition.'
