the related party, Zhongshan Fusheng Electronic.

After adjusting the transaction scope and price of related buildings,
the transaction scope was updated to 20,515.40 square meters, the
transaction amount was updated to RMB 42,431,099.26, thus the total
transaction price of land-use-right and buildings was updated to
RMB 83,456,153.26, which is equivalent to NT$371 million

According to the real estate appraisal report issued on 2022/7/20 by
professional appraisers Wu Wenjun (Registration No. 4220040159) and
Liang Guowen (Registration No.: 4420120068) of Guangdong Zhongzhan
Real Estate and Assets Appraisal Consulting Company, the transaction
object of above mentioned land-use-right and the above-ground buildings
was valued at RMB 84,015,500, which has no significantly difference with
the actual transaction amount.
