The California Apartment Association's Onsite Employee Agreement is for use when an employee is required by the landlord to live onsite. California law requires a "responsible person" to live onsite at properties with 16 or more units. The law also limits what landlords can charge an onsite employee for rent and deduct from wages to account for the value of the unit. Attorney Servando Sandoval of the Pahl & McCay law firm recently updated CAA's agreement. Below, he answers some of the most common questions about onsite employees.
