COVID - Loan transferred to special servicing 6/19/2020 for imminent monetary default. The subject is a 200-room lodging property located in Newark, NJ. The property was built in 2004 and renovated in 2013, 2019, and 2022. The 3/2/2023

inspection found the asset to be in overall good condition at that time. For the month of Dec 2023, the property achieved 81.9% Occ, $153.83 ADR, and $126.02 RevPAR. The Dec 2023 RevPAR Index was 120.5. For TTM Dec 2023 the

property achieved 81.3% Occ, $145.56 ADR, and $118.39 RevPAR (106.4 index). GRE updates were recently completed at the property and new tile was added to the laundry area. Elevator cab updates and new curtains for the meeting

Loan was transferred for Imminent Default as a result of the Covid-19 pandemic. Borrower has continued to provide required financial reporting in a timely manner. Borrower and Special Servicer executed a Forbearance Agreement on

10/29/2021 that provides f or a 16-month deferral of tax escrows from April 2020-July 2021 to be repaid over an 11-month period ending November 2022. Borrower performed under the terms of the Agreement. Special Servicer is currently in the

process of reviewing a joinder agreement which confirms the addition of new equity partners at the closing of the Forbearance Agreement. Currently awaiting execution by Borrower. Additionally, Special Servicer is currently awaiting updates on

an ongoing franchise default at the Fairfield Inn Char lotte Northlake property. Tracking period for the franchise issues ends 6/30/2024. Borrower reached out and indicated it has began the process of marketing the entire portfolio for sale ahead

of Maturity in July 2024.
