TOWN HAS PRE-ENGINEERED AND APPROVED ACCESSORY DWELLING UNITS (ADU’S) READY TO GO!

Working with Mono County, the Town has pre-engineered and approved Accessory Dwelling Unit (ADU's) plans for the public to utilize free of charge.

The intent of the designs is to make housing more affordable by greatly reducing the cost of design work for building plans.

Interested parties can review the five ADU plan sets on the Town's Building Division website or can contact the Building Division at (760) 965-3635.

Accessory Dwelling Unit (also referred to as "dependent," "Secondary Housing," or "granny unit") means residential occupancy of a living unit located on the same parcel as the primary residential unit. It provides complete, independent living facilities for one or more persons including permanent provisions for living, sleeping, eating, cooking, and sanitation on the same parcel as the primary unit is situated. An Accessory Dwelling Unit (ADU) shall meet the minimum regulations for an efficiency dwelling unit in the California Building Code.

The Accessory Dwelling Unit designs are pre-engineered to conform to both structural and non-structural building code requirements. The plans have complete structural and non-structural plans, in addition to Energy Code compliance documents and have gone through the same outside plan review process that the public experiences, and are fully approved.

There are a total of five designs that range from 440 square feet to 1,000 square feet, comprised of (2) two bedroom units, (2) one bedroom units, and (1) studio unit.

The users of these plans will need to provide separate documents, such as a site plan, rooftop solar PV plans, and residential fire sprinkler plans (if needed). This is due to site specific conditions that cannot be captured with prescribed designs.

The plans are now available to the public for free and are located on the Town's Building Division's website.
