The city of Lansing has placed 'red tags' on a substantial number of units, a form of indicating a unit has major city code violations. In addition to poorly maintained units, several other areas of the property are concerning including structurally

unstable car ports and other life-safety issues. The most recent indication of occupancy provided is a September-2023 rent roll which states occupancy was around 72%. Based on the condition of the property, it is likely that occupancy has only

degraded further since 2023. A more recent rent roll and financials have been requested several times with no results from Borrower. Borrower has indicated there is a potential buyer which may result in a full payoff; however, the certainty of

this is unknown. Servicer will continue to monitor and pursue alternative routes if full payoff does not materialize in the coming weeks.

Notice of Default was sent out on June 5, 2023. Property is currently 57% occupied as of July 2023 due to a recent lease termination. New lease signed which takes occupancy up to 71%. Borrower offered a Deed in Lieu which was reviewed and

accepted. The property transferred to the Trust on March 14, 2024. Property Management has been engaged and a leasing agreement is currently being drafted. Any property related issues will be addressed as well as potential lease reviews.
