IMPACT obtains the building permit for a new access road to the GREENFIELD Băneasa residential compound in Bucharest

IMPACT Developer & Contractor, the first real estate developer listed on BVB, with 32 years of experience in developing large-scale sustainable projects, obtains the building permit for a new access road to the GREENFIELD Băneasa residential compound. With an estimated investment value of over 900,000 euro, the new road will connect Pădurea Pustnicu Road, a public road that delimits the residential complex to the south and Bulevardul Platanilor, an interior road.

The Sector 1 Municipal Hall of Bucharest issued the building permit for this new artery, which will have an area of 3,000 sqm, sidewalks and two lanes in each direction, separated by a median green space. Called the Prelungirea Bulevardul Platanilor, the road will facilitate the access of residents in the third phase of development, the Platanilor neighborhood and will streamline traffic in the neighborhood. The construction of the new road will be carried out by RCTI Company, part of the IMPACT group.

The initiative to build the new road complements the efforts of developer IMPACT Developer & Contractor to obtain the building permit for three other access roads in the GREENFIELD Băneasa neighborhood.

In addition to the entire completed utility infrastructure, we also built 15 km of roads in the GREENFIELD Băneasa neighborhood. Although it does not fall within our attributions and obligations, we have come to support the administration in expanding the infrastructure outside the development with three new access roads in the neighborhood, for which we have been in the authorization process for a long time. For over a year we have been waiting for the Bucharest City Hall to approve the PUZ for 105-117 Teișani Alley, Sector 1, the road that connects with the Bucharest Ring Road under the hobanat bridge. In parallel, we are waiting for the Government Decision for the reopening of the Vadul Moldovei road, according to the decision of the General Council of Bucharest on July 28, 2023 and the IMPACT donation of a 6,000 sqm forest area, double than the road in Sector 1. Vadul Moldovei offers the inhabitants of GREENFIELD Băneasa the only direct access to Sector 1, to which they belong and where they pay taxes. We also support the extension of Teișani Alley to connect with Voluntari, as well as the creation of access and exit lanes in DN1 through CNAIR support, a solution for which we have also submitted a land donation to them. We are always close to the communities we develop and at authorities disposal for finding the best solutions.", stated Constantin Sebeșanu, CEO IMPACT Developer & Contractor.

IMPACT Developer & Contractor continues to allocate considerable resources to find alternative solutions and facilitate access to the neighborhood, although these municipal works are the responsibility of local administrations. Bucharest City Hall issued the Urbanism Certificate for continuing the approval procedure in order to obtain the building permit for the elaboration of the PUZ for the the project "Arrangement of the intersection of Teișani Alley and DN1 leg and of the intersection of DN1 junction arm with Bucharest Ring Road".

At the same time, recently, in order to streamline the traffic on Teișani Alley, the developer submitted an address to CNAIR through which he sent them for analysis a plan for a new traffic regulation in the area of the DN1 junction arm intersection with Teișani Alley and with the Ring Road near Otopeni Bridge. Also, two other access ways are under analysis and documentation, one of them being the extension of the Teișani Alley road to Pipera Boulevard.

GREENFIELD Băneasa is a large residential project with over 7,000 homes and over 17,000 inhabitants upon completion in 2028, located in Sector 1 of the Capital, built sustainably for a better urban future. The project is in the fourth phase of development out of the six planned. Since 2007, the starting year of the works for the first phase of development, until now, GREENFIELD Băneasa has experienced a sustainable development, bringing to the community new infrastructure and new facilities: two private parks, numerous green spaces, playgrounds, convenience stores, Avenor campus with kindergarten, school and high school, GREENFIELD Plaza shopping center and Wellness Club by Greenfield sports center, public transport. As the project progresses and approaches maturity, other new facilities are added such as public school and kindergarten, church, medical clinic, nursery, infrastructure and new access roads.
