CTP FOCUSES ON SUSTAINABILITY STANDARDS IN REGENERATION OF AACHEN INDUSTRIAL AREA

Aachen, March 4th, 2024 - CTP, Europe's largest listed owner, developer, and manager of logistics and industrial real estate by gross lettable area, has announced a new project: the former Saint Gobain industrial area at Jülicher Straße 495 in Aachen is set to be completely revitalised into a modern commercial and residential complex. As CTPark Aachen it will not only shape the economic landscape in the region but also apply the latest standards in sustainability and progress.

The project, developed on a land area of 43,896 sqm, encompasses a total area of 21,150 sqm, including 20,530 sqm for production and commercial spaces, and 620 sqm for office spaces. Additionally, the site offers 7,000 sqm of open space that can be utilized for various purposes. During the planning phase, the warehouse and office spaces will be offered for interim rental to ensure consistent efficient use of the area.

This includes the demolition and reconstruction of warehouse and office spaces to fully meet contemporary requirements for fire safety regulations and energy efficiency. Our goal is to create a multifaceted park with commercial, office, laboratory, residential, and gastronomy spaces based on a usage concept prepared by local authorities."

The transformation of the industrial site will take place in close coordination with the municipality and contribute to the development and economic promotion of the city of Aachen. The partners prioritize sustainability and innovation. Specifically, the planned measures include certification according to the DGNB standard, installation of photovoltaic systems for energy generation, rainwater collection systems, green roofs, charging facilities for electric vehicles, utilization of daylight, and noise-compensating building elements. Additionally, facilities for employees with special needs are planned, as well as nature protection measures such as wildflower meadows, natural ponds, and nesting boxes.

While the planning phase for the site is progressing rapidly, interim rental of the existing halls and office spaces has already begun. The excellent location of CTPark Aachen, in a significant technology hub with excellent transport links, further underscores the attractiveness of this project for potential tenants from various industries.

The municipality welcomes the revitalisation of the old industrial site on Jülicherstrasse and is pleased with the constructive cooperation with CTP, as can be seen from the discussions with the City of Aachen's economic development department and urban planning and development department.
