Condyne Capital Moves Forward with Expansion of Logistics Center in Connecticut

Brown Rudnick advised real estate development firm Condyne Capital Partners LLC (Condyne) on a project to expand the Baker Hollow Logistics Center in Windsor, Connecticut.

Condyne announced the project on March 15 and is developing the parcel into a 185,600 square-foot modern industrial building with four entryways and 45 trailer parking spaces, designed to attract a single tenant or multiple tenants. The roof will be solar ready, and the site will include 12 EV charging stations.

Brookline Bank provided an $18 million construction loan for the project, which closed on April 5.

Polar Design Build Inc., an affiliate of Condyne and a construction management firm that offers design build services to clients in New England, has been selected for the construction of the building. The design will provide flexibility in the interior to accommodate tenant needs, such as column layout, office square footage and sortation equipment. The project has already broken ground and sitework is underway, with an expected completion date in October of this year.

Condyne also has another logistics center in the same area, which features a 165,000-square-foot building occupied by Safelite Auto Glass.
