Item 8.01 Other Events.

The Embassy Suites Lake Buena Vista mortgage loan, an asset of Citigroup Commercial Mortgage Trust 2016-P4 (the "Issuing Entity"), is being serviced pursuant to the pooling and servicing agreement, dated as of September 1, 2016 (the "JPMCC 2016-JP3 PSA"), by and among J.P. Morgan Chase Commercial Mortgage Securities Corp., as depositor, Midland Loan Services, a Division of PNC Bank, National Association, as master servicer, Torchlight Loan Services, LLC, as special servicer, Pentalpha Surveillance LLC, as operating advisor and asset representations reviewer, and Wells Fargo Bank, National Association, as certificate administrator and as trustee, which governs the issuance of the JPMCC Commercial Mortgage Trust 2016-JP3, Commercial Mortgage Pass-Through Certificates, Series 2016-JP3. The JPMCC 2016-JP3 PSA was filed as Exhibit 4.1 to the Current Report on Form 8-K with respect to the Issuing Entity, filed on October 6, 2016 under Commission File No. 333-207132-05.

Effective as of March 15, 2024, Torchlight Loan Services, LLC has been terminated as special servicer under the JPMCC 2016-JP3 PSA, and KeyBank National Association has been appointed to act as successor special servicer under the JPMCC 2016-JP3 PSA. A copy of the related Acknowledgment of Replacement Special Servicer, dated March 15, 2024 is attached hereto as Exhibit 20.1

Capitalized terms used but not defined herein shall have the meanings assigned to them in the Pooling and Servicing Agreement dated as of July 1, 2016 relating to the Issuing Entity, filed as Exhibit 4.1 to the Current Report on Form 8-K with respect to the Issuing Entity dated July 29, 2016 under Commission File No. 333-207132-05.
