City Commission Considers Replat for Housing Development

If approved, the Renee Trailer Court would transition into 21 single family lots, and an additional 11 single family lots would be platted immediately south of Renee Trailer Court on the south side of East Sully Ave. between Harrison and Polk Avenues.

The replat is at the request of the current landowners and in anticipation of a proposed housing development plan spearheaded by the Pierre Economic Development Corporation (PEDCO).

"If the commission approves the replat, PEDCO intends to acquire the land and utilize funds from the South Dakota Housing Infrastructure Finance Program to improve the underground utilities and ready the lots for private sale and development," said Jim Protexter, PEDCO COO.

The City Planning Commission recommended approval of the replat during its March meeting.

"The most recent housing study does recommend expanding housing options," said Emeline Hoblick, City Planner. "The replat moves us towards those goals and opens up lot availability for new construction."

"Additionally, the planned utility improvements include a new sanitary main and service lines to the planned lots; currently, the land is connected to city services by aged private utilities."

In separate but related action, the Commission also set a public hearing to vacate a portion of S. Tyler Avenue, as well as alleys within the proposed replat area.

"Vacating those alleys and a block and a half of South Tyler expands the area available for development," said Hoblick.

The public hearing for the petition to vacate is set for Tuesday, April 9 at 5:45 p.m. The replat will also be on the April 9 agenda for consideration and commission action.
