Item 6.02 Change of Servicer or Trustee.

The 1 Kaiser Plaza Mortgage Loan and the Salesforce Tower Mortgage Loan, which constituted approximately 3.3% and 2.7%, respectively, of the asset pool of the issuing entity as of its cut-off date, is each an asset of the issuing entity and is part of a loan combination that is being serviced and administered under the pooling and servicing agreement, dated as of September 1, 2016,relating to the JPMCC Commercial Mortgage Securities Trust 2016-JP3filed as Exhibit 4.5 to the registrant's Current Report on Form 8-K filed on November 22, 2016 (the "JPMCC 2016-JP3PSA"). Pursuant to Section 7.01(d) of the JPMCC 2016-JP3PSA, Torchlight Loan Services, LLC, a Delaware limited liability company , was removed as special servicer of the 1 Kaiser Plaza Mortgage Loan and the Salesforce Tower Mortgage Loan and KeyBank National Association ("KeyBank"), a national banking association, was appointed as the successor special servicer of the 1 Kaiser Plaza Mortgage Loan and the Salesforce Tower Mortgage Loan under the JPMCC 2016-JP3PSA.

This Current Report on Form 8-K is being filed to record that, effective as of March 15, 2024, the 1 Kaiser Plaza Mortgage Loan and the Salesforce Tower Mortgage Loan will be specially serviced, if necessary, pursuant to the JPMCC 2016-JP3PSA, by KeyBank. The principal servicing offices of KeyBank are located at 11501 Outlook Street, Suite 300, Overland Park, Kansas 66211.
