Situated in the heart of the Midwestern Corn Belt, Peoples Company presents this turnkey, eastern Iowa packing plant located within the city limits of Camanche, Iowa. The packing plant will be offered through a Sealed Bid Sale Method where Buyers must submit their bid before 5:00PM (CST) on Wednesday, May 22nd, 2024.

Located directly northeast of the U.S. Highway 67 and 7th Avenue intersection, this USDA-inspected, medium-sized packing plant, built in 2022, is situated on 12.50 acres m/l and includes approximately 25,684 square feet of floor space. The throughput when the plant was fully operational was 40-45 head per day with an opportunity to expand 80 head per day on the current footprint. Additionally, the facility is designed to easily expand to 150 head per day on a single shift or 300 head per day on two shifts to achieve greater economies of scale. Currently zoned commercial (Heavy Industrial, see attached Zoning Map & Permitted Principal Uses and Requirements), the plant has electricity through MidAmerican and is connected to all city utilities, with a modern wastewater system to pre-clean the water before sending it back to the city.

The plant is currently fitted to handle 40-45 head per day for the hotbox, carcass cooler, and refrigerated cold storage. The southernmost portion of the plant contains a number of offices with one large boardroom, two separate locker rooms available for employees, and a large eating area that can also serve for presentations to large groups. There are two overhead load-out doors located on the southeast corner of the plant that allow efficient loading of perishable products to transport to distributors and retailers across the nation. Additionally, there is a notable retail space on the west side of the plant facing 7th Avenue that provides direct-to-customer sales for additional revenue opportunities. Located immediately adjacent to U.S. Highway 67, minutes from U.S. Highway 30, and 20 miles from Interstate 80, this plant's prime location provides immediate interstate access to large metropolitan markets within a five-hour radius along with a transportation system to bring in feed and grain.

The secured gate entry into the facility is located on the northwest corner of the property and has two gated entrances with one devoted to shipping & receiving traffic and another for car traffic. Upon entry into the facility, there is a foundation for truck scales located just south of the loading docks that has a buried electrical line to the foundation, but the deck and weigh bars would need to be installed. The livestock unloading area, located on the north side of the facility, consists of two chutes to accommodate both semis or fifth-wheel/bumper hitch trailers by various sized livestock producers. There are over 42,300 square feet of concrete parking lots located around the facility.

According to Grow Clinton, Community and Economic Development there is a large, robust manufacturing workforce pool available in the immediate area (see attached Clinton, Iowa Laborshed Area Executive Summary). There may be additional Iowa Economic Development Authority (IEDA) statewide incentive programs to offset some of the costs incurred to locate, expand, modernize, promote growth of an Iowa facility, and/or industrial new jobs training (260E). In addition, there is a 10-year property tax abatement available from the City of Camanche, Iowa. As the demand for beef and ground beef private label brands have steadily increased over the last two decades, should a Buyer want to expand the cooler space or processing capacity of the plant, focus on shifting into custom portioning or grinding, vary the types of livestock harvested for developing markets, or adapt the plant to operate under many different styles of production, there is an adequate footprint to expand and modify the facility should it be an option for future, long-term business endeavors.
