Town of Smithtown - Beechwood Smithtown, LLC Zone Change # 2023-02

Notice of Availability of Draft Scope

Suffolk County - The Town of Smithtown Town Board, as lead agency, has made the Draft Scope for the proposed Beechwood Smithtown, LLC Zone Change # 2023-02 available. The Draft Scope is available from the contact listed below and on line at: www.smithtownny.gov. 

The action involves a petition for a change of zone from R-21 to R-6 for the purpose of the future construction of 42 residential buildings consisting of 391 owner-occupied non-age restricted residential dwelling units (286 flats and 105 Townhomes) with an accessory clubhouse, on-site sewage treatment plant, recreational amenities, and other miscellaneous facilities. The proposed total square footage for all buildings is approximately 930,877 square foot. The existing poultry farm with a country store and single-family dwelling will be demolished. The proposed project is located on a currently partially developed 71.11 acre parcel of land zoned R-21. The project is located on the northwest corner of Old Northport Road and Lawrence Road, in Kings Park, Town of Smithtown, New York.
