Town of Oyster Bay - Assembly Hall of Jehovah's Witnesses

Negative Declaration

Nassau County - The Town of Oyster Bay Planning Advisory Board, as lead agency, has determined that the proposed Assembly Hall of Jehovah's Witnesses will not have a significant adverse environmental impact. The action involves the construction of an Assembly Hall for the Christian Congregation of Jehovah's Witnesses (Applicant) and ancillary facilities on the southerly 9.94 ± acre portion (Parcel 1) of the subject 20.17 ± acre property; and the demolition of the existing four-story, 236,000 ± square foot office building (formerly occupied by GEICO) and construction of a temporary drainage reserve area on the northerly 10.23 ± acre portion of the site (Parcel 2). Parcel 2 is not proposed for development at this time and will be stabilized with temporary vegetation.

The Proposed Action also includes a subdivision of the subject property into two lots, Parcel 1 and Parcel 2, as described above, which will allow vacant Parcel 2 to be sold for development by the future owner. The proposed development on Parcel 1 includes three buildings: (a) 52,443 ± square foot, 33 ± foot tall Assembly Hall; (b) 3,904 ± square foot one-story building which will serve for maintenance operations; and (c) 2,566 ± square foot one-story building which will serve as a caretaker's residence. There will also be 710 parking stalls (25 accessible stalls and 685 standard stalls) and 1.89 ± acres of landscaped areas on Parcel 1 as redeveloped. The project is located at 750 Woodbury Road in Woodbury, Town of Oyster Bay, New York.
