Notice of Public Meeting - April 22, 2024

Take Notice that the City of Peterborough has received the following applications, and pursuant to Section 34 of the Planning Act, R.S.O., 1990, c.P.13, the City of Peterborough General Committee will hold a Public Meeting in the Council Chambers, City Hall at 6:00 p.m. on Tuesday, April 22, 2024.

Applications:

1. File: Z2403

Affected Lands: 1509-1533 Sherbrooke Street
Applicant: Moloney Project Developments Inc.

The applicant is proposing to rezone a portion of the subject property from SP.206 - 'Public Service District' to a site specific 'Residential District 5 Exception 361 - (R.5-361) Residential District to permit the construction of a 3 storey 93-unit residential apartment building. The applicant is also proposing the amend the existing SP.206 Zoning District to address modified development standards resulting from a proposed future severance that will sever the proposed development lands from the retained Church lands. Exceptions to the R.5 Zoning District are proposed to introduce building setback provisions that address the unique parcel shape, reducing the maximum building coverage requirement, reduce the number of storeys, increase the maximum building coverage by open parking, driveways and vehicle movement areas, introduce minimum width of landscape open space to address the unique parcel shape, reduce the minimum ratio of site parking spaces, reduce the number of loading spaces required on site and introduce a reduced building setback from the Centreline of Sherbrooke Street. The proposed changes to SP.206 - Public Service District include an increase in the maximum lot coverage by open parking and driveways and vehicle movement areas along with proposing reductions to the minimum separation distance of the parking spaces to any limit of the district to reflect the existing condition of parking on site related to the proposed line of severance.

Applicant: Andrew Arklie
Agent: Laura Stone, One Community Planning

The applicant is proposing to rezone the subject property from R.1, 1m, 2m - Residential District to a modified R.5 - Residential District. The modified R.5 district would facilitate the construction of a four-storey stacked townhouse development containing 28 dwelling units. Proposed exceptions to the R.5 Zoning District include a reduction to the minimum lot area per dwelling unit, reduction to the minimum side and rear lot lint building setbacks, increase to the maximum building coverage by open parking, driveways and vehicle movement areas, reduce the minimum ratio of on-site parking spaces, reduce the minimum width of a parking space, reduce the minimum separation between a parking area containing five or more parking spaces and a side or rear lot line and reducing the minimum distance between a parking area and driveway and a window to a habitable room in an apartment or group dwelling.
