City Commission Approves Replat, Vacates Street and Alley

The Pierre City Commission approved the replat of an existing trailer court into single family lots.

The 3.5 acres of the former Renee Trailer Court on East Sully Avenue has been reconfigured into 21 single family lots. The commission also approved the plat of an additional 11 single family lots just south of the trailer court on undeveloped land.

The replat came at the request of the current landowners and in anticipation of a proposed housing development plan spearheaded by the Pierre Economic Development Corporation (PEDCO).

"Our intent is to acquire the land, utilize already secured state grant dollars to improve underground infrastructure, and then sell the lots for private sector development," said Jim Protexter, PEDCO COO.

To expand the area available for development, the City Commission also approved a request to vacate a portion of S. Tyler Avenue, as well as alleys within the newly replatted area.

"Given the new intent of the land, the half a block of South Tyler and the alleys within the area are no longer necessary," said Emeline Hoblick, City Planner. "This expands the usable space while still maintaining ample access to and from the new lots."

City Commissioners are looking forward to what this development could mean for Pierre.

"PEDCO is bringing this bold idea forward; it'll open up some new building opportunities in Pierre," said Pierre Mayor Steve Harding.

No income, home cost, or rent restrictions are dictated by the state grant PEDCO received. Lots will be sold at a cost that reflects the development investment savings generated by the grant funds.

"Our goal is to increase workforce housing, recognizing this development is just one piece of a very large puzzle," said Protexter. "The community support for redeveloping this particular area has been remarkable."
